What an exhaust fan is actually for

Not smell. Moisture.

A bathroom fan exists to pull humid air out of the room and put it outside before it condenses on cold surfaces. When it works, a mirror clears reasonably quickly after a shower and the room dries out. When it does not, that moisture stays in the room and goes into the paint, the drywall and eventually the ceiling.

The symptoms turn up slowly enough that people adapt. Paint that peels near the shower. A ceiling that stays slightly damp. Grout that discolors faster than it should. Every one of those is a ventilation problem being blamed on something else.

Two checks you can do right now

The paper test

Turn the fan on and hold a single square of toilet paper flat against the grille. A working fan holds it there without you touching it. If it falls, the fan is not moving enough air to do its job, and the usual reason is that the housing above the grille is packed with years of lint and dust.

Look at the grille

Take a flashlight and look up through the slots. If the edges are furred with gray fluff, that is accumulated buildup, and what you can see is the visible fraction of what is in the housing above it.

What is actually in there

More than people expect, and it is not the same material as a duct system.

Lint and fabric fibers from towels, which is the bulk of it. Skin cells and hair. Dust drawn up from the room. And in a laundry room fan, the same again with more fiber.

All of it packs into the housing around the motor and the impeller. As it builds, the fan moves less air while working harder, which is why an old neglected fan is loud and ineffective at the same time.

Why it matters more in Queen Creek

Two local reasons worth knowing.

Monsoon humidity. For a couple of months a year the outside air is genuinely humid, and a bathroom fan that barely copes in April cannot cope in August. That is when people notice paint problems.

New construction. Same story as the ductwork. Fans are installed during the build and run during construction in some cases, and drywall dust gets pulled straight into the housing. In a newer Harvest or Barney Farms house the fan can be dirty before anybody has showered in the room.

Where it is worth doing

• Every bathroom fan in a house where nobody has ever done it
• Laundry room fans, which take more fiber than a bathroom does
• Any fan that has got noticeably louder over the years
• Any fan that fails the paper test
• New builds, where construction dust went in before you did
• Bathrooms where the paint or ceiling is showing moisture damage

What cleaning will not fix

Worth stating so nobody is disappointed.

If the motor is failing, whining, running hot or intermittently stopping, cleaning will not extend its life much. That is a replacement and an electrical job.

If the fan is undersized for the room, cleaning restores it to the performance it was always going to have, which may still not be enough. A large bathroom with a builder-grade fan was never going to keep up.

And if the fan vents into the attic rather than outside, which happens more than it should, cleaning it means it more efficiently pumps moist air into your roof space. We will tell you if that is what we find, because it is a genuine problem worth fixing properly.

Doing it with the ducts

The sensible way to buy it. At $50 a fan it is not worth a dedicated visit, and the $150 minimum would apply to a standalone job of one or two fans.

Added to a duct cleaning it costs you nothing extra in travel and takes very little additional time. Most houses have two or three fans, so it is $100 to $150 on top of a job we are already doing.
