$160 per HVAC unit, after cleaning. Ask us whether your system actually warrants it.

What it is

A botanical disinfectant applied through the system as a fine mist so it reaches the interior surfaces of the ductwork rather than just the parts you can see.

It is a finishing step on a clean system. That word order matters and it is the main thing separating an honest fogging service from a dishonest one.

Why it only works after cleaning

This is the part worth understanding, because it explains why some companies lead with fogging.

A disinfectant works on the surface it actually contacts. Spray it into a duct with a layer of settled dust in it and you have disinfected the dust, not the duct, and the dust is still there doing what dust does.

Fogging is faster, cheaper and easier than cleaning. Which is exactly why a certain kind of operator offers it as the whole service, usually under a name that sounds more impressive than it is. If somebody is offering to sanitize your ducts without cleaning them first, you are being sold the easy half.

When it is genuinely worth $160

When we will tell you to skip it

More often than you would expect, and it is worth being specific.

A healthy system in an occupied house, with no odor, no damp history and nothing unusual about it, does not need this. Cleaning it removes what was in there and fogging adds nothing measurable to that outcome.

It matters most on the large properties. Fogging is priced per HVAC unit, so a custom home running three systems is looking at $480. That is a real decision and it deserves a real reason, not a default add-on because the house is big.

What we will not claim

Being precise here because this is exactly where the industry overreaches.

We will not tell you it prevents mold. That is a product label claim and we are not going to make it on a website.

We will not tell you it improves your family's health. Same reason the rest of this site does not claim that about duct cleaning generally. The honest version is here.

And if there is visible growth in your system, that is not a fogging job. That is remediation, it is a separate trade with separate licensing, and applying a disinfectant over it would be covering something rather than fixing it. We will tell you what we can see and who you actually need.

How it is applied

  1. Ducts cleaned first. Non-negotiable, for the reason above.
  2. Applied through the system so it reaches interior surfaces along the runs rather than the first few feet.
  3. System run to distribute it properly.
  4. Dwell time as the product requires, rather than fogging and immediately leaving.

It adds time to the visit rather than being a thirty-second flourish on the way out the door, which is another reason we would rather you only bought it when it is worth having.

Questions

What is the fogging?

An optional sanitizing step at $160 per HVAC unit, applied through the system after the ducts have been cleaned. We use Benefect Decon 30, a botanical disinfectant.

Is it instead of cleaning?

No, and anybody offering it that way is selling you the cheap half of the job. Applying a disinfectant to a duct full of dust treats the dust. Cleaning comes first and fogging is the finishing step.

When is it worth it?

On a system with an odor issue, one that has sat closed for months, or one with a damp history. It is a finishing step for a specific reason rather than something to add to every job.

When is it not?

On a healthy system with no odor and no history. On a three-system property that is $480 for nothing in particular, and we would rather tell you than take it.

Does it prevent mold?

We are not going to make that claim. If there is visible growth in your system, that is remediation, which is a different trade with different licensing. Fogging over it would be covering a problem rather than solving one.

Is it safe around pets and kids?

Benefect Decon 30 is a botanical product used as directed. If anybody in the house has particular sensitivities, tell us when you book and we will work around it.
